Vanderburgh Sober Living (VSL) is a nonprofit organization dedicated to fostering recovery communities where individuals in recovery can live together as a family in a structured, sober environment.

VSL works closely with providers to place Operators as tenants in their homes. Through this partnership, we work together to support recovery while providing for stable long-term tenancies, backed by VSLβs corporate guarantee.

What is an ideal home for VSL?
Our experience has shown that certain features amplify the effectiveness of a sober living environment:

Spacious homes: Large single-family or two-family homes with spacious layouts and multiple bedrooms and bathrooms.
- A minimum of 3,400 sq. ft. is preferred.
- Decent neighborhoods: VSL homes are located in traditional residential neighborhoods, avoiding areas with high crime.
- Accessible locations: Homes in walkable neighborhoods, close to public transportation and services. (check your walk score! www.walkscore.com)
How it Works
Step 1: Submit a site for consideration
If you haven't done so already, the first step is to submit a site for consideration using our simple online form. This submission will go to the VSL Site Team for review. We will be in touch relative to all form submissions as soon as possible.

Step 2: Option to Lease proposal
After you have submitted a site form, we will contact you to review the details of your site. If we are interested in moving forward, we will provide an initial Option to Lease Proposal for your consideration. When reviewing this proposal, please feel free to discuss any details with our agency, and we encourage you to discuss it with your advisors. To proceed, we will need you to sign the proposal.
Step 3: Site Inspection
After we have agreed upon lease terms and a signed Option to Lease Proposal, we will conduct a comprehensive site inspection. This review and report will provide a roadmap for how to improve the property if any work is needed. We will provide you with advice on layout, efficiency, and necessary renovations or upgrades.

Step 4: Facility Standards
After the site inspection, we may need specific updates to ensure the home meets VSL's facility standards, focusing on safety, layout improvements, etc.
- Safety: Ensuring safety is our top priority; our provider must address all safety-related feedback from the inspection. VSL safety requirements are common sense and don't typically require expensive upgrades.
- Layout: our inspection may suggest adjustments to improve the layout. These changes may enhance the living experience and also offer a higher lease payment due to the increased occupancy provided by the improved layout.
- Furniture: Providers are not required to meet the furnishing or fixture standards, as furnishing is most often the responsibility of the Operator or VSL. However, if you would have interest in providing a fully furnished home, please let us know and we can discuss an increased lease payment accordingly.
Step 5: VSL Operator Placement
While the property is being prepared for occupancy, VSL will conduct a search and placement for a local operator for the home. The search process includes thorough interviews and assessments of candidates to ensure their commitment, experience, and alignment with our values. VSL may need to organize tours of the property for select candidates on a limited basis.
Step 6: Document Signing
Once we have a timeline for the completion of any work needed at the home and an operator placed, VSL will draft documents at our expense and provide to the parties for review and approval. Once we are in agreement with the final documents, timeline, and expectations, we will execute the proposed documents.
