  1. Independent Operators

    1. Operator responsibilities

      1. Help start the home, develop referral relationships, connect with the community

      2. Help find and support a House Manager to assist in running the home

      3. Conduct new resident orientations

      4. Provide ongoing support and guidance for the home

      5. Average time expectation is 10-20 hours per week for a home

        1. Easily a part-time job

        2. Could be a full-time job with multiple homes

    2. Vanderburgh House responsibilities

      1. Provide a call center for questions and resident applications

      2. Be available for Operators

      3. Maintain a contact database for outreach

      4. Maintain multiple websites

      5. Maintain documents and forms for state certification

      6. Legal / accounting / IT / marketing advice and stuff

  2. Economics, over time

    1. Over time, the Operator will:

      1. Collect all revenue from the home

        1. Rent, intake fees, corporate sponsorship, etc.

      2. Pay all of the expenses required to operate the home

        1. Utilities: electric, heat, water/sewer, internet, etc.

        2. Lease payment for the home

        3. Payment of Charter Maintenance Fee, a percentage of what is collected

          1. Not a fixed amount, which means that Vanderburgh House's success is directly dependent on the success of Operators

        4. Other costs: drug screens, printed marketing stuff, etc.

      3. Operator will keep the difference

        1. We cannot guarantee anything

        2. Typical Operators on average homes make between $30k - $50k per year, per home

  3. Economics, up front

    1. Operators will bear some of the cost of opening the home, but most of the costs are funded by Vanderburgh House

      1. Vanderburgh House will:

        1. Buy and renovate the home to meet current code and certification requirements

        2. Furnish the home with all required furniture, appliances, safety devices, etc.

        3. Provide the home to the Operator on a long-term lease

        4. Also, will handle the legal, code enforcement, certification, and other tasks

      2. Operator will be responsible for

        1. Up-front lease costs (first and last month's rent)

        2. Flat fee to Vanderburgh House to cover most training and startup expenses

        3. A few small items (insurance, marketing supplies, etc.)

      3. Total cost of opening a home can be hundreds of thousands of dollars

        1. Vanderburgh House covers the big items

        2. Operator costs ranging as low as $5,000 up to $40,000 depending on a variety of factors

Our mission

  1. Our mission is to build structured sober living communities

  2. Guests leaving a clinical or judicial setting are often in desperate need of transitional living

  3. Most of our guests are referred from clinical treatment, half-way houses, and probation and parole departments

  4. Guests typically live in our homes for 6-12 months while they rebuild our lives

  5. Guests are capable of living independently, but chose sober living for additional support and guidance.

  4. We've developed a model where we equip members of the local community to operate sober living homes in a unique way

    1. Operators own and operate their home, both as a business, as well as a social venture

    2. Operators run the day-to-day operations of the home as they see fit

    3. We provide up-front and ongoing support and services to Operators

    4. We maintain a membership organization in service of our Operators

    5. Operators are in business for themselves, but not by themselves
